Who we are
Sell House Quickly is a Florida real estate investment company based in Boca Raton. We buy residential property across the state directly, using our own funds, and we either repair and resell it or hold it as a rental. We are not real estate agents, we hold no listings, and we do not represent anyone in a transaction but ourselves.
That last point matters more than it sounds. When an agent gives you a number it is an opinion about what someone else might pay. When we give you a number it is a commitment of our own money. It is a different kind of promise, and it comes with a different kind of price.
Why only Florida
Because the problems here are specific. A Cape Coral canal home with a cracked seawall and an unresolved Hurricane Ian claim does not price like a Tallahassee ranch with crawl-space rot, and neither prices like a Hialeah block house with an unpermitted rear efficiency generating rent. A national buyer running one model across fifty states gets all three wrong. We would rather be right in one state.
How we price, plainly
We take the after-repair value from comparable sales, subtract the real cost of the repairs, subtract carrying and closing costs on both ends, and subtract our margin. What is left is your offer. We show you those inputs. If you think our repair number is too high, tell us and show us why. We have moved on that.
When we will tell you not to sell to us
If the house is in good condition, you are not in a hurry, and there is no lien or title problem, a traditional listing will usually net you more even after commission. We say that out loud several times a month. We would rather lose a deal than take one from somebody who was clearly better off elsewhere.
