No mystery, no pressure and no obligation. Here is every step, including what we do behind the scenes to arrive at a number.

The short version
You give us the address. We research the property and call you. We send a written cash offer, usually within 24 hours, with the comparable sales and repair estimates behind it. If you accept, we open title at a Florida title company, they clear liens and payoffs, and you sign and get paid on the date you picked. Nothing before the contract is binding on you.
How it works
The three steps you see

1. Tell us about the house
Address, rough condition, and when you want to be out. Two minutes. We never ask you to clean, photograph or repair anything first, and we do not need you to know the square footage.

2. Get a written cash offer
A person from our acquisitions team calls you, usually the same business day. We may ask for photos or arrange a walkthrough. Then you get a real number in writing with the reasoning attached.

3. Close on your date
Sign at a Florida title company of your choosing. Seven days if you need speed, or months out if you need time. Funds are wired or handed over as a check at closing.

What happens behind the scenes
This is how the number is built. If you want to argue with it, you will have something to argue with.
- Comparable sales. We pull recent arm’s-length sales of similar properties as close to yours as the market allows, adjusted for square footage, bed and bath count, lot, year built and waterfront or view.
- After-repair value. What the house is worth once it is in the condition a retail buyer with a mortgage would actually buy.
- Repair scope. Roof, HVAC, electrical service, plumbing, kitchen, baths, flooring, and in Florida specifically: wind mitigation, four-point inspection items, seawalls, pool cages and anything a carrier will refuse to insure.
- Carrying costs. Taxes, insurance, utilities, HOA dues and any special assessment for the months we own it.
- Closing costs on both ends. Ours when we buy, and ours again when we resell.
- Margin. We are a business. There is a profit built in, and we will tell you it is there rather than pretending the number is charity.
Offer = after-repair value, minus repairs, minus carrying and closing costs, minus margin. That is the whole formula. Any cash buyer who will not show you theirs is hiding something.
What we need from you

- A rough sense of condition, in plain words. “Roof leaks and the AC died” is plenty
- Whether anyone is living there, and whether they are a tenant
- Whether there is a mortgage, a lien, or an open probate
You do not need an appraisal, an inspection report, a survey, repair estimates, or a clean house.
What it costs you
Nothing, at any stage.
- No commission. There is no agent on our side taking a percentage from you.
- No listing fee, marketing fee, admin fee or “processing” fee.
- No charge for the offer, and no charge if you decline it.
- We pay the standard seller closing costs in a Florida cash purchase.
What still comes out of your proceeds: your mortgage payoff, any liens or judgments recorded against the property, and prorated property taxes. Those are your existing obligations, not fees we invented.
Questions
Process questions
Is the offer binding on me?
No. An offer is an offer. You are not committed to anything until you read and sign a purchase contract, and even then Florida contracts contain the inspection and title provisions you agree to.
Do you need to walk through the house?
Usually yes, once, before we finalize. It takes about twenty minutes and it is a walkthrough, not a formal inspection you pay for. For some properties photos and a video call are enough.
Can you close faster than 7 days?
Occasionally, when title is clean and the title company can turn the file quickly. We would rather promise seven and beat it than promise three and miss it while you are counting on the money.
What could delay the closing?
Almost always title: an open probate, a lien nobody knew about, a prior owner still on the deed, a missing satisfaction of mortgage from 1998, or a survey that shows a fence three feet over the line. We tell you the moment we see it.
Will you change the price after we agree?
We will not renegotiate over what we already saw. If the walkthrough or title turns up something genuinely undisclosed, such as an active leak behind a wall or an unrecorded lien, we will talk about it openly and you can walk if you do not like the answer.
What if I change my mind?
Before you sign, nothing happens and you owe nothing. After you sign, the contract governs, and we will walk you through exactly what it says before you put a pen to it.
