The Short Answer
Yes. Selling as-is in Florida is legal and common. You still have to complete the statutory seller disclosure and tell the buyer about known material defects that are not readily observable, but you are under no obligation to fix any of them. The practical problem with selling as-is on the open market is that financed buyers need an insurable, lendable house, and in Florida a four-point inspection failure or a roof past its insurable age stops the loan. A cash buyer removes that constraint.

Why as-is is so much harder on the open market in Florida
Florida’s insurance market is the reason. A financed buyer needs a mortgage, a mortgage needs homeowners insurance, and Florida carriers now decline houses over a four-point inspection that a decade ago they would have written without blinking. A roof over fifteen years old, an old panel or original plumbing can leave a buyer unable to bind a policy at any price. The deal dies at underwriting, weeks in, after you have already taken the house off the market.
