After the Surfside collapse, Florida law now requires milestone structural inspections for condominium buildings three stories and taller and structural integrity reserve studies, and associations must fund the reserves those studies call for. In older Boca buildings that has meant special assessments, sometimes in the tens of thousands per unit, and sharply higher monthly dues.
Retail buyers and their lenders read the association’s minutes and budget. A pending assessment or an unfinished inspection is often enough to end the deal, and many condo buyers need the association to approve them first, which adds weeks.
