Are you really buying, or are you selling my information?

How much below market will your offer be?

It varies with condition and holding time, and anyone who quotes you a fixed percentage sight unseen is guessing. The honest framing is this: our offer reflects what the house is worth today, in its current condition, to a buyer who assumes all the repair risk and does not need a mortgage. A retail listing reflects what it would be worth after repairs, minus commission, minus months of carrying costs, minus the chance the buyer’s financing fails.

Should I just list with an agent instead?

If the house is in decent shape, you can afford the repairs a buyer’s inspector will demand, you have two or three months, and there is no lien or title problem, then yes, a listing will usually net you more. We tell sellers this regularly. Cash makes sense when speed, certainty or condition is the binding constraint.

How do you calculate the offer?

After-repair value from comparable sales, minus the repair scope, minus carrying costs while we own it, minus closing costs on both the purchase and the resale, minus our margin. We show you those inputs rather than just the result.

How fast can you close?

Seven days once title is clear. Title is the constraint, not our funding. A single owner with a clean file closes fast. An open probate, an unreleased 1990s mortgage or a missing heir adds time, and we will tell you as soon as the search comes back.

Do you buy houses in probate?

Yes, routinely. The personal representative signs once the court issues letters of administration. We can go under contract before the estate closes and time the closing to the court calendar.

Can you buy if there are tenants?

Yes. Send us the lease. You do not need to evict anyone, serve notice or wait for the term to run. We take the property subject to the tenancy.

What about back taxes, code liens or a judgment?

They are paid out of the proceeds at closing by the title company. Florida code enforcement liens accrue daily and can get very large, so if there is an active case we will find it early and tell you plainly what it does to the number.

Will you buy a house with an open insurance claim?

Yes, including claims that are underpaid or in litigation. Who keeps the claim proceeds is a genuine negotiation and it goes in the contract in writing, never on a handshake.

Do you buy condos with a special assessment?

Yes. Florida’s milestone inspection and structural reserve requirements have produced assessments in the tens of thousands on older coastal buildings, and those units are very hard to sell retail. We buy them, assessment included, and we price it openly.

Do you buy mobile and manufactured homes?

On owned land, yes, including pre-1976 units that no lender will finance. In a land-lease park it depends on the park’s transfer rules, so tell us the park name up front.

Do you buy vacant land?

Yes, particularly the platted lots in Port St. Lucie, Palm Bay, North Port, Port Charlotte and Marion County that were sold by mail decades ago and are now in estates.

What will you not buy?

Anything outside Florida, and any property where the mortgage payoff plus liens exceeds what the property is worth. In that second case we will tell you within a day instead of stringing you along. A short sale may be your route, and we will point you that way.

Do I have to clean out the house?

No. Take what you want and leave the rest, including furniture, a full garage and anything in the attic. We handle disposal. This comes up constantly with estate sales and it is genuinely not a problem.

Do I have to be in Florida to close?

No. We close with out-of-state and overseas sellers using remote online notarization or a mail-away package. Multiple heirs in different states can each sign from where they are.

Who pays closing costs?

We cover the standard seller closing costs in a Florida cash purchase, including documentary stamp tax on the deed. Your mortgage payoff, recorded liens and prorated property taxes still come out of your proceeds because they are your existing obligations.

What if I need to stay in the house after closing?

Say so before we write the contract and we will build in a post-closing occupancy period. Sellers routinely need two to four weeks and it is not an obstacle.

Is there any pressure to accept?
